The Home Building Process
Many people will only build one home in their entire lifetime. Different builders approach the building process differently. So, to take some mystery, and hopefully some concern, out of the mix we want you to be familiar with how we go about taking your dream and making it a reality.
After a preliminary meeting, we encourage our clients to choose floor plans they are interested in. We can help narrow those choices down and combine ideas to create your perfect home idea. We can draw plans to make sure the home is exactly what our clients are looking for.
Once a floor plan has been chosen, we will help look for the ideal lot for your home. These two steps go hand in hand and are sometimes reversed depending on whether a client has chosen a lot first or not.
With a lot and house plan chosen, we will deliver a preliminary estimate for the building of the home based on standard finishes we use. This will give the client an idea of the costs before going further into the dream process. If that preliminary estimate is satisfactory, then we do a walk through.
A walk through is the time when we sit down with the chosen home plan and go through every room. We help our clients choose their style and color of carpet, tile, cabinets, finishes for bathrooms and kitchens, ceiling treatments, wall textures and colors, upgrades desired, landscaping needs, down to the smallest detail possible at this stage.
Once we have done a walk through with the client, we go back and create a budget based on the decisions made during the walk through. This is when we determine the actual cost of the house.
With the budget, we will submit our contract for the building of the home. We give the client time to go over the budget and get the approval. With a signed contract and approved budget, the building begins.
The first step in the physical building is getting permits and setting up the escrow accounts for the construction disbursements to sub contractors.
The next step is to actually build the home. Homes are constructed in the following order with few exceptions. Therefore as a client visits the project, they will always know where we are in the process and what is next. Clients will be notified when there are decisions to be made regarding their home, such as choosing carpet, painting, or any style decisions that are not already laid out in the original walk through. This is where we are most interested in the client's input and welcome their visits so they can enjoy watching their house turn into a home.
The steps from floor plan to completed home are as follows:
- Foundation and footing
- Basement walls poured
- Concrete floors and garage poured
- Framing and roofing
- HVAC, plumbing and electrical rough-in
- Exterior finish applied
- Insulation installed in walls and floors
- Drywall installed and textured
- Cabinets and vanities set
- Trim, closet finishes installed
- Interior paint
- Interior flooring installed
- Concrete flatwork (driveway and sidewalk) completed
- HVAC, plumbing and electrical finishes installed
- Walk through final approval
- Touch ups / punch list
- Move in to home
We want our clients to enjoy their new home and encourage them to contact us if they have any concerns after they have moved in. A list of all of the contractors and the utility companies are provided upon closing in case of any emergency.
